Most remodels go wrong in the same place: the decisions that were never written down. So we sell the drawing first and the demolition second. You end up holding a file that any builder could work from — including one that is not us.

The six questions.
Everyone asks these. Here they are answered before you have to ask.
What does a remodel cost in Miami-Dade?
A kitchen usually lands between $40,000 and $150,000, a bathroom between $18,000 and $60,000, and a whole house starts around $150,000. What moves those numbers most is not the finish — it is whether plumbing and structure move. Leave the toilet where it is and you save more than any tile choice will.
How long does it take?
Seventeen weeks is the honest answer, and about half of it is the county, not us. The part people underestimate is the front: cabinetry runs six to ten weeks from the day it is ordered, so the schedule is set by whatever has the longest lead, not by how fast anyone works.
Do I need a permit?
If you move plumbing, touch electrical, change structure or replace windows, yes. Paint, cabinets in the same place and flooring usually not. The permit is pulled by the licensed contractor of record on the job. What matters more than getting it is closing it: an open permit surfaces at title search and can stop your sale years later.
What happens the week it runs late?
Two things move a date honestly: the county, and a lead time nobody controls. Everything else is a scheduling failure. Ask any contractor how they tell you, not whether it happens — and ask before you sign, not after.
Can I live in the house during the work?
For one bathroom or one kitchen, usually yes, with protection up and a working alternative. For a whole house, usually not during demolition and rough-in. The weeks that actually drive people out are the dusty ones, not the loud ones, and they are the first three.
What if I decide not to continue with you?
You keep the drawings, the selections, the line items and the dates. That set is worth something to whoever you take it to next, which is exactly why it is worth paying for on its own — a design you cannot take anywhere is not a design, it is a deposit.
